Entering August, some of these winter days are pretty bleak. However the daylight hours are stretching out and spring will soon be upon us.

The Auckland property market by all accounts continues to forge ahead albeit with more modest growth in values, indicating perhaps a trend towards levelling off. After all, values can’t continue to rise at recent historical rates, although the downward outlook on interest rates could spurn a little more upside
in values yet.

The Proposed Auckland Unitary Plan recommendations are now public, indicating aspirations to deliver more supply, much of it in the form of densification with the aim of providing lower cost inner city housing. Systemic obstacles remain in the City (and elsewhere for that matter), with rising costs, mounting compliance and uncertainty as most developments default to a discretionary status, and the subsequent wrath of demands by those exercising powers and functions under the Resource Management Act.  

Regardless, or perhaps as a consequence, we are experiencing unprecedented strong demand for our properties at all three of our coastal destinations, especially Whitianga and Marsden Cove. Reflecting on comments from purchasers, there is a common thread in their decision to purchase, those being; the changing face of Auckland, growing traffic congestion, relative property values and the endless lifestyle benefits in the regions.

This invigorated regional growth is driving new jobs and attracting young families in the mix, to build new homes for young and old in the first instance, and jobs in the service industries to meet the demands of growing regional populations.

I’d like to think New Zealanders at large are also recognising the sum benefits our developments deliver. There is a general realisation that one can now stay well connected over the internet while reaping the rewards of regional community life, and a range of healthier outdoor activities in the incredible nearby environment. This being the case we can expect this trend to continue indefinitely.

Whitianga Waterways is really working hard to deliver some great product onto the market. One of the real assets of the project is the variety of property options that are available. A range of north facing, canal front sections on the island will be released to the market in the near future, so keep an eye out. 

The Endeavour Quay loop road is nearly complete and will see 11 new sections developed. Five of these have already sold, and building is expected to start once Titles are issued. Some of the best sections in the project are still for sale, enquire before they are gone. 

The Kupe Drive Extension is well underway with a large part of the earthworks now complete. These sections back onto the existing township, are close to town and only a few minutes’ drive to the beach. This new stage has already sold 40% of available sites, so you’ll need to move quick to secure your preferred section. 

Our latest stage (stage 7) close to the canal entrance is now complete, where we expect to see building commence later this year. The street was named “Lady Jocelyn Place” after one of the most famous boats from a bygone era.

Whitianga Waterways recently committed a large piece of land to the Medical Trust (at no cost) so they can construct a much needed new Medical Centre. Whitianga Waterways has been lobbying for a new centre for some time, and when the opportunity to work with Thames Coromandel District Council (TCDC) arose we jumped at the chance. This year there has been an increase in the sales of waterfront houses and sections at Pauanui Waterways. The average resale price of a 4 bedroom home is around $1.6mil and new houses averaging around $2mil.  Enquires have been active over winter and there have been good turn outs of potential buyers to open homes.

Stage 3 is the last stage of the Pauanui Waterways development. Waterfront sections are currently priced from $710,000. Pauanui Waterways Fishing Competition 
Harcourt’s Pauanui are working alongside Pauanui Waterways to organise a Waterways Fishing Competition for this Summer.  More information to come.


  • Dredging of the harbour channel commenced 18 July with other canal maintenance to follow.
  • Please remember that there is to be no power loading when retrieving your boats from the canal.   If you do cause a blow out of the sand, then please organise for this to be repaired.  If you require help please phone the Sales Office.
  • Mangroves in the canals – please keep an eye out for these seedlings and remove before they get too big.
  • Visitor boats coming into the canals – Please ensure all visiting boats, or new boats to the canals have had an antifoul within the last 6 months or a water blast of the hull within the last month.  If not, they can spread unwanted damaging and nasty marine species which will have a long term effect on all marine facilities within the canal system.

It’s all go at Marsden Cove! Lots of sales and building activity is keeping the sales staff on their tip toes. All stage 3 sections are now under contract, meaning we are fast-tracking stage 4 to bring to the market 19 new non-canal sections which are available for pre-sale now. Stage 4 is soon to start construction along the extension to Stace Hopper Drive.

With all the activity around the waterfront in stage 2 the waterfront sections are selling down nicely. There are several new boat ramps and pontoons being installed, and a few new builds expected for completion around Christmas time. We love the way Marsden Cove is shaping up. Our new and existing residents are a warm bunch, adding to the social atmosphere of this neighbourhood.

We are also excited to be building 2 new spec homes along the canal front in Mariners Haven. These will be large modern design, 4 bedroom waterfront homes. Construction has started on lot 123, and soon to start on lot 111, with both to include their own boat ramps. We are happy to announce that Christine Ridley has joined our Team at Marsden Cove as Sales Manager. Christine will be working between our sales office in Marsden Cove and Head Office in Orewa. 

In October we will be relocating our sales office to a new on-site office which will be located on the canal, off Waitemata Drive. We will have new signage ready for when we move so we are easily locatable from the road.


Within the coming months, Hopper Construction is to start forming a road that will link into the Anchorage Retirement Village.  Plans for the first two duplex villas are underway. The Anchorage will be a unique retirement resort to encompass the large water frontage planned for the site. The design and working model has been adopted from the successful Maygrove Village, located in Orewa. We are registering anyone who is interested in visiting Maygrove Village for an insight into what The Anchorage may offer.

The return of our Mid-Winter Christmas Dinner for our residents was held at the Land and Sea Café in early July. The night was a success with 70+ residents socialising with their neighbours accompanied by great food and drink.

Some suggested having an official “neighbours day” in March 2017, or possibly a big BYO BBQ in the Marquee. If you are a resident, and would like to contribute, we would love to hear from you. Call into the Sales office and share your thoughts.


The Marina is currently constructing their new building behind the fuel station which will be tenanted with marine related businesses.  The Haul-out facility is planned to be operational in March 2017. Construction of the new boat ramp, the haul road to the Bund wall and hard stand area should be underway as soon as the
weather clears.
